A domestic air conditioning system solves that, but only if it is designed around the building. Where the indoor units sit, how the pipework is routed, where the outdoor unit goes and how quietly it runs are decisions made once, and they determine whether the system disappears into the house or becomes something you notice every day.
We survey the property first, size each system to the actual heat load rather than a rule of thumb, and plan the pipe routes before anything is ordered. It is the same approach we take to every air conditioning installation we carry out.

We specify Mitsubishi Electric’s quietest wall-mounted units at 18dB, below the level of a whisper, and position them so airflow moves across the room. Where the building allows it we route refrigerant pipework internally through voids, cupboards and existing service runs rather than clipping trunking to an elevation. Outdoor units go to lightwells, side returns, garden positions and flat roof areas set back from the parapet, where they are neither visible from the street nor audible from a neighbour’s window. Condensate runs to existing drainage wherever possible, because a condensate pump is the component that eventually starts making noise.
If the property is listed, listed building consent is a separate application from planning permission and you may need both. We tell you that at survey stage, before you have committed to anything.

Planning permission for domestic air conditioning
This is where a great many installers get it wrong, and it is worth being precise about.
Permitted development rights under Class G cover air source heat pumps, and they apply only to units that are not used solely for cooling. A cooling-only air conditioning system therefore falls outside those rights and generally needs a planning application. A reverse-cycle system, which heats as well as cools, is an air-to-air heat pump and can fall within permitted development if it meets the conditions.
That is one of the reasons we specify reverse-cycle as standard. It gives you winter heating at a lower running cost than gas for the rooms it serves, and it puts the installation in a far stronger planning position.
The conditions that matter for a house
- Outdoor unit no larger than 1.5 cubic metres for a house, or 0.6 cubic metres for a flat
- The first two units on a detached house, or the first unit only on a terrace, semi-detached house or flat
- Not on a pitched roof, and at least one metre from the external edge of a flat roof
- In a conservation area, not on a wall or roof that fronts a highway
- Listed buildings have no permitted development rights at all — consent is required
- The installation must meet the MCS 020a planning standard, which since 28 May 2026 is the only accepted certification scheme
Flats are the common exception. Permitted development rights are tighter, freeholder or managing agent consent is normally required regardless of planning, and in practice most flat installations need an application.

How a domestic installation runs
1. Home survey
We visit, measure each room, check glazing, insulation and orientation, and look at where units and pipework can realistically go. Around an hour.
2. Design and fixed quote
Heat load calculated room by room, equipment specified, planning position confirmed. Fixed price, itemised, no provisional sums.
3. Installation
Typically one day for a single room and two to four for a multi-split. Power, pipework, drainage, indoor units and outdoor unit.
4. Commissioning
Pressure test, vacuum, weighed charge, performance check and F-Gas log. Then we show you how to run it and set up app or keypad control.
5. Annual servicing
An optional service contract that keeps the manufacturer warranty valid and the system running at its rated efficiency.

Frequently asked questions
Do I need permission from my freeholder or managing agent?
Usually, yes. If the property is leasehold the lease almost always requires freeholder consent for alterations to the structure or the exterior, and that is entirely separate from planning permission. Flats also have tighter permitted development rights. We tell you which consents apply at survey, and we can supply the technical detail managing agents ask for: unit dimensions, sound data, mounting method and bracket loading.
